Cancellation Due to Failure to Provide Required Paperwork: Deposit is non-refundable
Breach of Contract: Deposit is non-refundable
In the Rare Event WorkZone is Forced to Cancel: 100% deposit refund
Non-Transferable: Rental agreements cannot be sold or assigned to another party
Booking Deposit
50% deposit is required to reserve your event.
The remaining balance is due 30 days before the event.
A 10% late fee applies if the balance is not paid on time.
Security Deposit Options:
Credit Card on File: A valid credit card is required for potential post-event charges (damages, cleaning, or other incidentals). By booking, you authorize WorkZone Solutions to charge your card for any outstanding balances or damages incurred.
Refundable Cash Deposit: In lieu of a credit card on file, a refundable cash deposit of [$X or percentage of the event total] is required by the due date. This deposit will be returned in full within 7 days of the event’s conclusion, provided no charges are incurred. By booking, you authorize WorkZone Solutions to deduct any outstanding balances or damages from this deposit.
Full Payment: Must be received prior to the event date for the event to proceed.

A 7% sales tax applies to the total rental fee and any additional services or packages.
Late Payment Fee: 2% monthly service charge on all past-due balances
Collection Costs: Lessee is responsible for all collection-related costs, including attorney fees
Returned Payment Fee: $50 fee for any returned or failed payment
Force Majeure: Lessor shall not be held responsible for any act of God or event beyond its control. While every effort will be made to accommodate rescheduling, replacement dates cannot be guaranteed.
Facility Damage and Loss:
Lessee is solely responsible for any damage to the facility or its contents, including but not limited to damage caused by table setup, audio equipment, theft, vandalism, or other acts of destruction.
Lessor is not responsible for any lost, stolen, or damaged items belonging to the Lessee or Lessee's guests while on the premises.
Damage Fees for Rented Add-Ons and Equipment:
Lessee is responsible for any damage or loss to rented add-ons, equipment, or any additional items provided by the Lessor, including but not limited to furniture, AV equipment, lighting, and any other items rented for the event.
Fees for damage will be assessed based on the cost of repair or replacement, and the Lessee will be billed accordingly.
The Lessor reserves the right to charge the Lessee's credit card on file for any damage or loss incurred.
Liability Release and Indemnification:
Lessor, including its employees, agents, assigns, or representatives, is released from all liabilities for loss, injury, or damage sustained during occupancy of the premises, except in cases of gross negligence by the Lessor or its representatives.
Lessee agrees to indemnify and hold harmless the Lessor and its representatives against any claims arising from the use of the premises by the Lessee or their guests.
Right to Inspect:
The Lessor retains the right to inspect the premises at any time during the event to ensure compliance with all terms of the rental agreement.
Facility Access and Removal:
The Lessor reserves the right, at its sole discretion, to require the removal of any individual who appears to be intoxicated, under the influence of drugs, or behaving in a manner that endangers the safety of staff, guests, or property, or that jeopardizes the facility’s permits, insurance, or operational integrity.
Breach of Contract:
Any breach of the terms of this agreement by the Lessee may result in immediate termination of the event, and the Lessee may forfeit all fees paid.
Prohibited items:
The following items are strictly prohibited:
Ø Glitter, Confetti, Bubbles, Silly string, and slime
Ø Color powder (e.g., powder cannons or color throws)
Ø Paint (including washable, spray, or splatter-style paints)
Ø Open-flame candles (unless placed in pre-approved enclosed holders)
Ø Fireworks or pyrotechnics
Ø Fog or smoke machines (unless approved in writing)
Ø Tape, glue, nails, tacks, or adhesives on floors, walls, windows, or doors
Ø Items that cause excessive mess or staining, such as foam, fake snow, or hay
A penalty fee of $200 will be assessed if any prohibited items are used or found on the premises.
Entry and Exit: The Lessee acknowledges that guests may only enter and exit the building through the two designated entryways of the event space. Access is strictly limited to the rented areas, and the Lessee and their guests are not permitted to enter any other parts of the facility.
Parking: Lessee is responsible for ensuring that guests and vendors park in authorized areas and not at neighboring businesses.
Smoking and Vaping Policy: The WorkZone Solutions Business & Social Event Space is a smoke-free and vape-free facility.
Pets: Pets are NOT allowed, except for service animals as defined by applicable law.
Personal Items:
Lessee must remove all personal items from the facility at the end of the event.
The Lessor is not responsible for any items left behind.
Storage of personal items is at the sole risk of the Lessee.
Cleanup:
Lessee is responsible for cleaning up the facility at the end of the event. This includes removing all decorations, personal items, clearing tables and disposing of trash.
Trash must be bagged and set behind the dumpster located on the northwest side of the building.
Failure to clean up will result in a minimum cleaning fee of $300.
Lessee is responsible for cleaning up any and all areas which, as a result of use, require more than normal clean up, i.e. bathrooms and lobby.
Interference with Other Bookings Penalty:
If the event’s setup or teardown exceeds the contracted hours and causes a delay or interference with the next booking, a penalty fee of $250 will be assessed. This fee covers the costs of operational adjustments, additional staffing, and compensating the next guest for the disruption.
Food and Beverage Service:
Lessee may select any caterer or provide their own food and beverage service.
All food and beverages must be stored and served in accordance with local health and safety regulations.
Subletting and Assignment: Lessee may not sublet or assign the rental agreement to any third party without prior written consent from the Lessor.
Self-service of alcohol is strictly prohibited. All alcohol must be served by a designated individual with a valid permit.
Drinking games are not allowed under any circumstances.
"Beer runs" or outside alcohol may not be brought in once the event has started—no carry-ins after the bar opens.
Hard liquor is not permitted. Only beer, wine, champagne, wine alternatives, and malt-based beverages with less than 21% alcohol by volume are allowed. This must be clearly indicated on the packaging.
Alcohol service must end at the scheduled event end time—no exceptions.
All alcohol must remain within the rented event space at all times.
No open containers or bottles may be left unattended on tables, bars, or counters.
Open bottles must be disposed of at the end of the event to prevent guests from leaving with open containers.
Guests who appear excessively intoxicated may be asked to leave; continued issues may result in early closure of the event.
No alcohol may be served to guests under 21. IDs may be checked at any time.
A valid ATC Temporary Beer & Wine Permit must be clearly displayed throughout the event.
Alcohol must be served by someone with a valid Indiana Employee Permit (either a licensed bartender or approved individual).
All service must follow the terms outlined in your insurance and permit agreements.
Lessee assumes all liability for issues arising from food, beverage, and alcohol service.
Lessee agrees to hold the Lessor harmless for any related incidents.
We recommend stopping alcohol service 30 minutes before your event ends to allow time for clean-up and a smooth exit.
Consider providing non-alcoholic beverage options and encouraging designated drivers or ride-share services for guest safety.
